AUSTRIA
- Citizens of the European Community have the same rights when buying property as the Austrians.
- In most states laws differ concerning property purchase by a non Austrian citizen.
- In Vienna there are no limitations for property purchasing by foreigners.
- In all states except: Salzburger Land, Vienna and Niederösterreich which are areas where foreigners and Austrians alike are not allowed to buy a second home. In these areas you are only allowed to purchase a property as a permanent residence (tax payment).
- In Tyrol the district council offer limitations for property purchasing by foreigners.
- The land transfer tax is 3,5% of the sale price.
- Notary fees is 1,8% of the sale price.
- Cost for registering at the land registry is 1% of the sale price.
- The purchaser becomes the owner upon registration at the land registry.
- In Austria the sale price must be paid in full at least 14 days after signing the official sales contract.
