AUSTRIA
  1. Citizens of the European Community have the same rights when buying property as the Austrians.
  2. In most states laws differ concerning property purchase by a non Austrian citizen.
  3. In Vienna there are no limitations for property purchasing by foreigners.
  4. In all states except: Salzburger Land, Vienna and Niederösterreich which are areas where foreigners and Austrians alike are not allowed to buy a second home. In these areas you are only allowed to purchase a property as a permanent residence (tax payment).
  5. In Tyrol the district council offer limitations for property purchasing by foreigners.
  6. The land transfer tax is 3,5% of the sale price.
  7. Notary fees is 1,8% of the sale price.
  8. Cost for registering at the land registry is 1% of the sale price.
  9. The purchaser becomes the owner upon registration at the land registry.
  10. In Austria the sale price must be paid in full at least 14 days after signing the official sales contract.
